Regional Manager

This position would be supportive of our properties in Birmingham, AL and the ideal candidate would be based out of this area.
SKILLS, KNOWLEDGE & PERSONAL CHARACTERISTICS: The following attributes are desirable for job success: Responsible for maintaining and improving the integrity of the physical asset and maximizing the returns from the asset in accordance with the Company's mission, vision, and objectives. Responsible for training and development of all personnel assigned, either directly or through others. Must have the ability to partner well with direct supervisor, Executive leadership team, company department head and support teams.
SUMMARY OF FUNCTIONS:
- Achieve the highest possible portfolio cash flow through implementation of effective revenue improvement, successful collections, effective staffing, and cost control programs.
- Develop and execute business plans, sales/marketing plans, annual operating budgets and/or forecasts.
- Shop comps in person for each property in assigned portfolio within 30 days of being assigned the property. Comps should be re-shopped quarterly, or more frequently as new properties become comps for the assigned properties and as comps complete capex/renovations. Care should be taken to assure all property listed on the market survey are indeed “comps” for the property. If the property begins significant renovations or there is a repositioning investment strategy, the RM must shop area properties and reassess comps. RM should also maintain notes regarding the staff at the competing properties as a virtual recruiting bench for future staff openings.
- Develop, execute, and monitor the pricing and renewal strategy for each property to maximize collected net effective rent growth and cash flow.
- Develop and implement effective sales and marketing plans to achieve rental income and renewal goals. Monitor programs to ensure effectiveness. Approve all print ads. Monitor internet marketing and ad sources to ensure updates are made in a timely manner. Monitor property website to ensure the site team is updating routinely to assist with increasing SEO.
- Responsible for managing the property to adhere to the requirements of the management agreement signed between LMS and the property owner and any lender and/or government agency requirements.
- Develop a high-quality on-site team through implementation of effective recruitment, training, motivation, and coaching programs. Connect and mentor all site team members to identify candidates for future advancement
- Ensure that all physical aspects of the property are fully functional, safe, and attractive. Ensure that adequate scheduling occurs to make certain that all vacant units are kept ready for occupancy. Visually inspect grounds, buildings, and apartment units on a regular basis. Coach and follow up with site team on improvements. Notify the LMS Executive Team of any risk management issues at the property.
- Direct the implementation of all policies and procedures as authorized in the LMS policy and procedures manuals. Work within guidelines, policies, and budgets for the respective region/department. Ensure compliance with all LMS policies and procedures by assigned properties.
- Work with the LMS Operations Support team to develop and implement new procedures, guidelines, forms, reports, etc. to ensure consistent management platform across the entire portfolio.
- Complete quarterly Regional Manager Inspections for each asset and effectively communicate concerns/issues to the LMS Executive Team.
- Professionally represent the Company with its clients. Participate in property owner meetings. Work with the owners to identify property goals and objectives. Be responsive and receptive to owners’ needs, goals, and objectives. Effectively communicate all owner/asset manager meetings/conference call/directives/concerns to the President and Executive Team.
- Complete and analyze market studies for each property monthly (more frequently for priority properties.
- Effectively negotiate contracts finding best quality and pricing in the market & recommend opportunities for national account programs to the Corporate Operations team.
- Manage and oversee capital projects including direct project management as well as working with the Property Improvements Department to ensure capital/renovation projects are completed timely, within budget and in a way to best benefit the property’s financial goals.
- Review property financial performance throughout the month to ensure performance is in line with budget. Effectively communicate performance concerns to the LMS Executive Team immediately.
- Review the financial statements and variance report monthly in detail to ensure accuracy for the owner reporting package. Deliver the variance report, market survey and any owner specific reports to the Accounting Department in a timely manner to be included in the owner monthly financial package.
- Review weekly and monthly reporting to ensure accuracy and appropriate representation of LMS Residential Partners.
- Responsible for site team accurate entry of traffic, leasing, receipts, payables, and maintenance service requests in Yardi.
- Review and approve each property’s accounts payables for accuracy, proper coding, and adherence to contracted pricing.
- Conduct monthly financial reviews with each community manager.
- Conduct quarterly meetings with all community managers.
- Lead and/or assist in new property acquisitions and due-diligence projects within or outside of your defined region.
- Assist with information gathering and transition for the refinance or sale of LMS management assets. Professionally and effectively manage properties through sale or management transfers to ensure the highest performance and preserve resident quality.
- Establish relationships in the real estate industry to benefit the Company and assist it with its marketing goals.
- Assist in identifying and soliciting third party management opportunities, which may include shopping properties, contacting owners, assisting with market research, preparing proposals, and making presentations.
- Effectively communicate with supervisor, property owners/asset managers, LMS Executive Team, and Operations Support & Accounting Teams.
ORGANIZATIONAL RELATIONSHIPS: Reports directly to the Director of Property Management. Supervises all on-site personnel at properties assigned. Establishes and maintains relationships with peers and all other departments within the company. Establishes and maintains relationships with third party clients, investors, suppliers, vendors, and others partnering with the Company or the property.
ATTENDANCE/TRAVEL REQUIREMENTS: This position is exempt from overtime and may entail working hours as needed to perform the position requirements satisfactorily. The position is scheduled for a typical 40-hour work week; however, portfolio demands will be great, and the associate should expect to work significantly more hours. This position also requires regular attendance and active participation/planning at all regional company functions and events. Travel will be 50% and up to 75% varying on portfolio and current portfolio conditions/needs.
TRANSPORTATION: Must have a reliable vehicle to fulfill all the job’s functions. Must have proof of liability insurance for same. Valid Driver’s License required.

PHYSICAL DEMANDS: Extensive mobility and good physical condition is necessary for this position. Must be able to perform the physical functions, which may include, but are not limited to the ability to walk the property, including 4 flights of stairs and complete physical inspections. Must be able to lift a minimum of 60 lbs.
COMMUNICATION: Must be able to communicate effectively with residents, staff, supervisors, vendors, etc.
LANGUAGE SKILLS: Ability to read, write and verbally communicate in English
EDUCATION AND EXPERIENCE: High school diploma or GED required. Two years of college, or related business experience a plus. Presently or previously employed with a property management company as a Community Manager receiving satisfactory performance evaluations, with one year or more experience as a Community Manager. Microsoft Word, Microsoft Outlook, Microsoft Excel, and Yardi Voyager knowledge preferred.
SKILLS: The position requires the ability to deal well with people and exhibit strong leadership skills. Evidence of leadership qualities must be exhibited with the region, the company and/or the industry.
