Groundskeeper

SKILLS, KNOWLEDGE & PERSONAL CHARACTERISTICS: General grounds/landscape experience. Ability to work a flexible schedule to accommodate after hours and weekend emergencies. Safety conscious. Preference for detailed work. Must be able to deliver a high level of customer service. Ability to partner well with direct supervisor and management company support staff.
ESSENTIAL FUNCTIONS: Inspect the exterior of the property and remove all trash and litter daily. Remove pet waste daily. Clean around dumpsters. Sweep/blow breezeways and sidewalks. Clean gutters on one story buildings. Clean areas around mailroom, pool area, fitness area and equipment, laundry room, clubhouse, and other common areas to include trash removal, replace trash bags, vacuum, sweep and mop, clean window and door glass, clean coffee machines, replace paper products, etc. Water any areas that are not irrigated, while observing all irrigated areas and reporting any issues (i.e., broken irrigation heads, weeds, etc.). Pressure wash buildings, walkways and other areas needed. Replace breezeway light bulbs. Replace air conditioner filters in units. Replace smoke detector batteries in units. Shovel snow from walkways and parking lots and spread salt/sand in those areas. Distribute flyers, communications, and letters to resident’s door. Light painting of curbs, signposts and other areas needed. Assisting office and Resident Services team with various projects.
ORGANIZATIONAL RELATIONSHIP: Reports directly to the Maintenance Supervisor and the Community Manager to work with vendors, all property staff, Regional Managers, the Director of Maintenance, outside service providers and vendors, corporate support personnel, and maintenance staff from other sister communities.
PHYSICAL DEMANDS Extensive mobility and good physical condition is required, with the ability to lift 100 lbs. and to operate all necessary hand tools to make repairs. Must have the ability to walk, stand, sit, kneel, squat, bend, stoop, push, pull, twist, climb stairs, climb ladders, grasp, squeeze, and reach.
EDUCATION AND EXPERIENCE: High School diploma or GED required. Two years related business experience a plus. 1 year or more experience in the multi-family industry preferred.
